When do applications open?
Applications open in January for the upcoming summer and school year. Each room type stays open until it's fully booked. If your preferred room type is unavailable, you can join our waitlist.
How do I submit an application?
Apply online through our website. Just find the listing you’re interested in, click "Apply Now," and follow the steps.
How do I know if I will need a cosigner?
Click HERE to see a full list of our rental criteria. If you do not pass these criteria on your own, you will need a cosigner.
I don’t yet have any credit, income, or rental history. Can I still apply?
Absolutely! Many of our tenants are in the same situation. Fill out the application with what you have. If you don’t qualify alone, we’ll let you know if you need a cosigner.
Whose information do I put on my application, Mine or my cosigners?
Use your own information for the application. If you need a cosigner, they’ll submit a separate application with their details.
What are the next steps if my application is approved?
You’ll get a text from the onsite manager confirming your approval. You (and your cosigner) will also receive a link to set up your online tenant portal, where you can pay your deposit, rent, and other fees.
The room type I want is no longer listed. Can I be added to a waitlist?
Yes! Go to the property page you’re interested in, and you’ll find a link to join the waitlist. We contact people on the waitlist on a first-come, first-served basis.
How do I sign a lease?
Once approved and after paying your deposit and lease initiation fee, you (and your cosigner) will receive a link to sign your lease electronically. You can view the signed lease in your online portal.
What other fees are there besides rent?
Each property has the following fees (to see how much those fees are, please refer to the individual property pages you are interested in). All fees are paid through the tenant's online portal.
- Application Fee
- Deposit: Fully refundable upon move-out if no damages or cleaning charges are added.
- Lease Initiation Fee: A one-time fee paid with the security deposit.
- Student Life Fee: Charged monthly and covers each tenant's portion of utilities and internet.
Can I pay monthly?
Yes, you can! We offer an installment payment plan with monthly payments. An installment fee will be added to each payment.
What are the payment plan options?
- Pay for the school year upfront
- Pay each semester upfront
- Pay in 9 installments with a small fee per installment

Why are monthly cleaning checks required?
We want everyone to have a clean and enjoyable living space. Monthly checks help ensure the unit stays clean and maintenance needs are addressed.
Can my friends and I request to live in the same apartment?
Definitely! You can request roommates when you apply. We do our best to accommodate, but it’s based on availability.
Co-signer Questions
When is a cosigner required?
If you don’t meet our rental criteria independently, you’ll need a cosigner. Click here to see a complete list of our rental criteria.
Do cosigners need to submit a separate application and pay the fee?
Yes. Cosigners submit a separate application and pay an application fee to cover screening costs.
How does the cosigner submit an application?
Cosigners apply just like tenants. Click "Apply Now" on the desired room type and check the box for cosigner.
Whose information do I provide on the co-signer application? (Mine or my spouse's?)
Use the name listed on the application. Personal details like social security numbers and birthdays must match the name for the screening to work correctly.
Can I fill out the application for my son or daughter?
Yes. Fill it out as if they were completing it themselves. Don’t enter your own information. If a cosigner is needed, they’ll submit a separate application.
